“Know all men by these presents that the Des Moines City Improvements Company, a Corporation duly organized and existing under and by virtue of the laws of the Territory of Washington, is the owner in fee simple of the following described tract of land to wit: [legal description of the land]… and that said Des Moines City Improvements Company has caused the same to be surveyed, subdivided, platted and laid out as an addition to the Town of Des Moines to be known as The Grove Addition to the Town of Des Moines and dedicates to the use of the public forever all streets and alleys as shown on this plat.
The dimensions of lots, streets and alleys are as shown on this plat and each lot shown is 25 feet front and 100 feet in depth except as otherwise shown. The said Des Moines City Improvements Company has caused this plat to be made for the purpose of dividing said land into lots and blocks and Secretary thereunto duly authorized and the corporation seal of said Company is hereunto affixed this ___ day of January A.D. 1890.
